NOTICE OF TAX SALE CAUSE NO. 2017-2135-4 STATE OF TEXAS COUNTY OF MCLENNAN BY VIRTUE OF AN ORDER OF SALE, issued out of the 170th District Court of McLennan County, Texas on a judgment rendered in said Court on the 30th day of November, A.D., 2017, in favor of Propel Financial Services, LLC, as Agent and Attorney in Fact for Propel Funding National 1 LLC, Plaintiff(s), and the McLennan County taxing entities, Intervenor(s) and against Clara Miller, et al, Defendant(s), and being Cause No. 2017-2135-4 in such Court, I did on the 24th day of October, 2018, at 1:00 o'clock P.M., levy upon the following described tracts and parcels of land situated in the county of McLennan, State of Texas as the property of the said Clara Miller and any and all other persons including adverse claimants, owning or having or claiming any legal or equitable interest in or lien upon the hereinafter described property, Defendant to wit: PROPERTY: 220 S AVENUE M, CRAWFORD, TX 76638; TAX ID #220693000224000 (the "Property"); legally described as: BEING ALL OF LOTS 11 AND 12, BLOCK 63, THE ORIGINAL TOWNSITE OF CRAWFORD, MCLENNAN COUNTY, TEXAS, AS PER PLAT THEREOF RECORDED IN THE PLAT RECORDS OF MCLENNAN COUNTY, TEXAS AND BEING THAT SAME PROPERTY CONVEYED BY CRAWFORD ISD TO SAMMY AND JUDY CRAWFORD AS PER DEED FILED 11-27-89 AND RECORDED UNDER VOLUME 1678 PAGE 304 0F THE DEED RECORDS OF MCLENNAN COUNTY, TEXAS And on the 5th day of February, 2019, being the first Tuesday of said month at the hour 10:00 o'clock A.M., on said day, at the McLennan County Courthouse steps, I will offer for sale and sell at public auction, for cash, all the right, title, and interest of the above named Defendant(s), in and to said above described property, as provided for by the Texas Property Tax Code. This sale will be conducted to satisfy a judgment in the amount of $7,553.01 awarded to Plaintiff (at the interest rate of 12.90% per annum) and $5,501.51 awarded to Intervenor(s) for delinquent property taxes, accrued penalties, interests and attorney's fees due on the properties described herein, and for all costs of court and sale, all subject to increase. I do hereby verify that true and correct copies of the foregoing Notice of Tax Sale have been delivered by United States Certified Mail, Return Receipt Requested, and by regular mail, to each of the Defendants named in the above numbered and styled cause.
